The explosion of short-term property rentals through platforms like Airbnb has led to significant legislative changes in Greece, especially in recent years. The aim of the new regulations is to ensure legality, accommodation quality, and protect both visitors and local communities.
In Tinos – a Cycladic island with increasing tourist traffic – many owners rent their properties on a short-term basis. Below we present all key aspects of the new Airbnb legislation 2026 that owners need to know, with emphasis on recent changes, to remain legal and compliant.
From October 1, 2025, a new operating framework applies to Airbnb-type accommodations. The state is strengthening inspections and imposing significant Airbnb fines for non-compliance.
The new short-term rental accommodation legislation (Law 5170/2025) comes into full effect. All owners must have completed the necessary adjustments by this date.
All owners who rent properties through Airbnb or similar platforms must comply with the following obligations:
Mandatory registration via myAADE to obtain a Property Registry Number (AMA)
The AMA must appear on every listing (Airbnb, Booking etc.), otherwise a €5,000 fine is imposed
From 3 properties and above, the owner is no longer considered a private individual
From January 1, 2024, a new fee was established that charges every short-term rental for the state fund for natural disasters:

The fee is paid monthly via declaration to AADE. It applies regardless of whether the lessor is a private individual or a company.
Maximum duration per booking
Law 5170/2025 of the Ministry of Tourism establishes mandatory safety and quality standards for all short-term rental properties. The following requirements are MANDATORY:
Only accommodations meeting the requirements will be legally allowed for short-term rental
Electrical inspection of the property by a certified electrician
Installation or verification of residual current device for electrocution safety
At least 1 fire extinguisher per 100 sqm – in a visible and accessible location
Mandatory installation of smoke detectors in every sleeping area
Safety lighting in corridors and exits
Clearly visible marking of escape routes
Active certificates from a certified company for termites, rodents etc.
Complete first aid kit in an easily accessible location
Guide with ambulance, fire department, police numbers etc.
It becomes mandatory to insure the accommodation with a civil liability contract covering:
Owners must take out such an insurance policy before starting or continuing rentals
